Q. Do I really need a new roof, or can mine be repaired?
A.
It is a fact that 7 out of 10 roofs can be repaired if your existing roof is a fiberglass shingle and is under 15 years old, you should be able to repair it.

Q. How old is my existing roof and how many more years of service are left in it?
A.
With an inspection of your existing roof by a professional contractor, you should be able to determine the condition and years of service that's left, plus if your home is under 10 years old it probably has the original roof, therefore determining the age.

Q. If I do need a new roof, what type will be the best to serve my needs, be the most cost effective and be the most affordable?
A.
The type depends on whether you have a flat roof or your roof is pitched with shingles or tile.  The three types of flat roofs that make up 90% of the residential roofs in Arizona are urethane foam, modified bitumen rolled roofing and asphalt built-up roofing.

For Example: If your home is wood frame stucco I think that urethane foam works the best with torch applied modified bitumen a close second. If your roof is pitched with a fiberglass shingle roof you may want to upgrade to a 30 or 40 year lifetime shingle roofing system or upgrade to a lightweight tile roof. The most affordable would be a base twenty year fiberglass shingle roof.


Q. Is my roof vented properly, could I need a ridge vent, more roof vents or under eave vents?
A.
Based on 1800 sq. ft. you would need 432 square inches of net free vent area.  That would translate to 4 standard 12"x 18" roof vents or 5 12" turbines or 35' minimum ridgevent.

Q. Could my house need more insulation?
A.
If your home is 20 or more years old and no one has checked the blown attic insulation and you have higher than normal electric bills, you may need to add insulation or replace an old underperforming A/C unit.

Q. Do I need a more green roofing system?
A.
If your home has a flat roof and it consists of asphalt type built-up or rolled roofing you could definitely benefit from a urethane system with a white reflective coating.
